7 Common First Time Real Estate Investor Questions (real estate 101)

1. Do I need a real estate license? No you don’t need a real estate license to do real estate investing. However, because of how easy and cheap it is to become a real estate agent you should look into getting one. Additionally, you need to get MLS access and the best way to do that is to get your license. Not only that, but most of the real estate leads you will be getting will not fit the real estate investor model. You can make more money in real estate if you wear both the real estate agent hat and the real estate investor hat.

2. How do I finance the deal? There are several different ways to finance an income property or investment property. The first one is just conventional financing. Sometimes with motivated sellers, the house is actually in good condition so try to get approved by a local lender and see how fast they could close. Another way to finance a deal is hard money. There are plenty of hard money lenders in every city and you can just look them up online and see who has the best rates and who is recommended by local real estate investors. The last way is private money which is similar to hard money however it’s typically a lot lower rates and is more flexible. The best way to find private money lenders is to reach out to any mortgage professionals in your area since they typically know who is doing hard money lending.

3. How do I find a deal? Every wholesaler, real estate agent, and real estate investor has their own ways of finding deals however there are a few commonalities. Direct mail to motivated sellers is a great way to find deals in any market. Another way is to network with real estate investors and real estate agents and let them know you are looking for off market real estate deals. Lastly, just by searching the MLS you can often times find good deals if you are persistent. There are countless other ways of finding good real estate deals as well.

4. How do I know if its a deal? The best way to tell if you have a good deal is by using the 70% MAO formula. Take the after renovated value of the property, multiply it by .7 and then subtract for the cost of repairs. For investment properties, you want to stay around that number. Another way is you can just ask another local real estate investor or you can use a deal analyzer found at

5. Should you join a coaching program? While real estate coaches and real estate mentor programs can be expensive, it can also be expensive to learn the hard way and miss out on deals that you would have otherwise gotten. I always recommend getting a real estate mentor since when you are getting started in real estate, there are so many things that you won’t be aware of.

6. Should you got to real estate auctions? I think real estate auctions are kind of cool to witness however there are rarely good investment properties there. Like Warren Buffett said, the auction environment makes people overpay for properties since they get emotionally involved.

7. Does real estate investing still work? Despite what your local realtor, or Fox News or CNN says about real estate investing, it will alway work. There will always be motivated sellers and there will aways be good real estate deals if you are out there generating real estate leads and networking.

A real estate contract is legally binding with many home buying contingencies to protect you and contingencies that protect the home seller too. It's important to keep your closing process on track by knowing when the deadlines expire and what happens next when closing on your new home. Get with your trusted real estate advisor to know what contingencies you have, when they expire, and what it means to you.

2. 3:10 - Horrible Home Inspection!
Just to be clear, we're not talking about a home inspection revealing normal home maintenance issues or items that can easily be addressed. WE're talking about when major issues are uncovered like: structural issues, major electrical or plumbing problems, etc...

3. 5:01 - Mortgage Issues!
This is one of the biggest home-buying mistakes! Too often, people contact someone from an advert, answer a few questions, and believe they have a home a loan pre-approval letter. Or they believe they are going to get the interest rate advertised. Getting a home loan is a process and one many buyers get wrong buying a house. Listen to your trusted real estate advisor and ask them to introduce you to a reputable lender that will explore your home loan options with you honestly to help you make a well-informed decision that is right for you! Equally as troubling, is the home buyer that applies for new credit during the closing process. Doing so can kill your deal and cost you money and your new home!

4. 9:24 - Low Appraisal!
Let's get real, there's a significant difference between what a home should be selling for and a low appraisal. Many people mistake the appraiser's determination of value as a low appraisal. Both sellers and buyers need to realize this and do the right thing by each other in the closing process.

5. 12:19 - Title Problems!
Your new home will need to have a free & clear title to transfer to you. If the seller can't make good on this, it could kill your deal!

6. 14:16 - The buyer or seller get cold feet!
Both the buyer and seller would be wise to have a heart to heart conversation with themselves BEFORE buying a house or selling a home. This one is entirely on the buyer or seller in this case. Get clear on why you're buying a or selling a house before going into action!

7. 18:14 - Selling and buying a house at the same time setbacks! Also known as a contingent upon sale.

If you feel you have to say something make sure to tell your Realtor outside or in the car.

1. Anything negative
Don't say anything negative to a homeowner. Whether you like the house you don't like the house. It just does NOT do any good.

2. I love your home - This is my dream home
Don't play your hand to the homeowners. There is nothing wrong with telling someone they have a nice home, but don't let them know it's your dream home. If you do, they may try to get more money out of you.

3. Do you like living here
A lot of home buyers ask this question when viewing homes. I don't think this is a good idea in case they are the problem neighbor.

4. Your price is too high
If you like the home and end up making a lower offer, you make have just SHOT yourself in the foot. It's their home and they can price it at whatever they want. Whether WE agree on the price or not.

5. Will you include…
Look in the MLS printout your Realtor gives you, ask your Realtor to find out or just write the stuff you want in the purchase offer

6. How much will you take for your home
Can you say AWKWARD? Don't do this!

7. Your moving situation
When talking to a seller, it's better to do a like more listening, then talking.

Don't say any of these 7 things directly to the homeowner or within hearing distance when you are looking a buying a house.

5 questions you need to ask before signing a contract [to buy a home]

Are you planning to buy a house and not sure what you should be asking before signing the contract of sale? If so, you are not alone.
In fact, there are a number of people who do not even know what contract of sale is. The contract of sale is a legal agreement that contains terms and conditions agreed upon by both the seller and buyer in a clear manner. It is prepared by a lawyer or a real estate
agent and typically includes the following:

Name and address of the seller
Plan number, reference number, and address of the property
Fittings and removable items, such as appliances, blinds, or any other easily
removable items, included in the sale
Deposit amount and purchase price of the property
Details about the settlement
Information about the property as to whether it is vacant or on lease

First Time Home Buyer Mistakes: The 7 Biggest Mistakes from Contract to Closing Day

0:52 - Mistake 1: Celebrating. Once your contract is accepted, that means you are about halfway through the home buying process. There is still a lot of work that needs to be done in order to get to Settlement on time. It's OK to celebrate a little bit, just know that the race is not over just yet and there are still a lot of action items that need to get done before you sign at Settlement.

1:58 - Mistake 2: Adding new debt. Your lender will pull your credit when you are initially approved for the loan, but they are also going to pull your credit a few days before Settlement. And if your credit score has dropped significantly, or you have taken on new debt like new credit cards, personal loans or you financed payments of something else (i.e. car, wedding ring, furniture, etc), you may not be eligible for your loan program.

3:09 - Mistake 3: Being slow with your contingencies. Once both parties sign the final contract, the clock will start ticking on your timeframes. So whether it is your home inspection, your financing, or your due diligence contingency period, we want to make sure we start working on those right away as opposed to waiting until the last minute in case something unexpected comes up.

4:02 - Mistake 4: Not communicating with your lender. During your home search, your Realtor will be your primary point of contact. Once your offer has been accepted, you will still be in contact with your real estate agent but your lender will be your primary point of contact. The reason being is that the lender needs additional paperwork during the closing process. If you delay your paperwork or don't return calls and emails, that could cause the Settlement to get delayed.

5:01 - Mistake 5: Taking advice from the wrong people. When you are a first time home buyer purchasing a home, many people will give you advice. Family, friends and everyone in between will tell you what you should and should not do. Just like in life, it is important to figure out who you should take advice from and who you should not take advice from. Have your trusted group of friends that you can bounce ideas off of if you do need a sounding board.

6:12 - Mistake 6: Not understanding or knowing when Settlement will occur. Settlement aka Closing will take place on the exact date that is written in the contract. Unless there is an additional addendum signed by both sides, you cannot sign before the date of Settlement and you cannot sign after the date of Settlement.

7:01 - Mistake 7: Not seeing the Settlement statement until the day of Settlement. The Closing Disclosure (from the lender) and Alta Statement (from the title company) are all available for you to view a few days before Settlement. Don't make the mistake of being unprepared at closing. You will want to review these documents a few days before settlement to make sure everything looks OK and you understand all the items on the statement.

* Realtors are often selective when referring to loan officers. However, homebuyers should do their own due diligence when hiring a loan officer:

- Real Estate Agents are the go-to people in any home purchase transaction
- Most great realtors will oversee the whole home process
- Real estate agents can be the mediator between buyers and sellers
- Realtors can guide buyers and refer them to a lender and loan officer who had a similar type of case scenario
- Can shop for a lender and loan officer by searching the internet, asking for co-workers, asking family, asking friends for referrals
- Finding the right mortgage lender one of the most important decisions borrowers will make
- It is not a matter of getting the best rates and terms
- Need to get along with loan officer and the lender needs to be able to do the loan specific to borrowers credit/income

Hi I'm Dan Moyle with AmeriFirst Home Mortgage, we've been getting a lot of questions about what it take to become a home owner, let's take a listen.
Q: Do I need to save a lot of cash?
A: That's a great question and the answer is both NO and Yes. There are a couple of zero down payment mortgage options out there, however, the greater you can put down, the less you need to borrow and you need to think about closing costs. One thing that helps is to start saving a little out of each pay check so it's not as hard on the wallet.

Q: Do I need to be Debt Free?
A: No, but it does need to be under control, debt levels will affect your credit score. A good number is keep in mind is 30%. Keep all credit lines like credit cards 30% or more under the max if you can.

Q: What kind of documents do I need?
A: There are some major pieces of paper that you will need to start the loan process. Two months pay stubs, bank statements, W2's dating back two years. The more prepared you are now the easier it will be when it comes time to get preapproved.

Q: How important is my credit score?
A: Your credit score is a window into your past and current financial actions. So, it's very important you know what your score is. A mortgage consultant will pull your credit report, and knowing what's on that report will help you know if you're doing the right things and address issues that might keep you from getting a loan.
