Real estate wholesaling consists of finding a discounted property, putting it under contract, assigning the contract to a potential buyer, and charging that new buyer a fee; usually around 5 to 10 percent of the sale.

STEP 1: Find a property to wholesale.

The best wholesale deals come from distressed properties, as these properties are often priced well below market value. Distressed properties often need serious repairs or are owned by individuals who are highly motivated to sell. Motivated sellers can include individuals facing foreclosure, estate heirs, absentee owners, or properties with liens, for example.  You can find distressed properties by networking with real estate professionals in your area, creating bandit signs, driving for dollars or setting up a direct mail campaign!

STEP 2: Make an offer.

Be sure to approach every seller delicately and be transparent about your role as a wholesaler. Discuss why working with a wholesale investor is beneficial to homeowners when trying to negotiate a low price. Gain the seller’s trust by explaining how you plan to handle the entire process from inspection to close.

STEP 3: Assemble your team.

Every real estate wholesaler needs a title company, contractor, and appraiser in their rolodex to ensure their transaction runs smoothly. An appraiser will make sure you’re paying a reasonable price for the property, a title company will run a title search, and a contractor will help you accomplish Step 4...

STEP 4: Assess the property’s needs. Visit the property with your contractor to create a scope of work and estimate of repairs. You will eventually pass this information along to your end buyer as well as an estimated ARV, or “after repair value”.  Doing so will show the buyer the full potential of the property thus increasing your chance to profit.

STEP 5: Find your buyer and negotiate the deal.  The best way to find a buyer is to network with like-minded professionals in your market. Attend a local REI meeting and pass out your business cards to everyone from contractors, to attorneys, to other investors.  Explain that you’re always on the hunt for a great deal and looking to build your buyers list. After finding an interested buyer, it’s time to talk terms. Determine a “finder’s fee”, usually about 5 to 10% of the sale price.

STEP 6: Close the deal. There are 2 ways to close a wholesale deal: an “assignment of contract” or a “double close”.  To perform an assignment of contract, wholesale investors must add a clause to their contract that states they have the right to sell that contract to an end buyer for a fee. A double close, on the other hand, consists of actually purchasing the title of a property and almost immediately reselling it to another buyer. A double close is very similar to a traditional buy and sell, it just happens at a much faster pace.

There are many great ways to make money in real estate, and one of the best ways is through wholesaling real estate.

In this video you will learn how to whole real estate step by step so that even beginners can succeed with this real estate investing strategy.

In brief, to wholesale real estate means to find a property under market value, put it under contract with the seller, and find someone who wants to buy the house.

What makes this strategy ideas for beginner real estate investors is that you don’t need a lot of cash. The only money you need to spend is on searching for a property and marketing the house. With real estate wholesaling, you don’t need to buy, own, or sell a property at any point of the deal.

Here's how to wholesale real estate step by step:

Step #1: Look for properties

The first thing you need to do is to search for properties for sale in the local real estate market. Focus on distressed properties, motivated sellers, and other houses which you can put under contract below market value. MLS listings are not optimal for wholesaling.

Step #2: Negotiate the price

After you’ve liked a few properties, it’s time to get in touch with the owners to negotiate a low sale price. This step is very important. The key to making money when you wholesale real estate is to sign the contract with the seller for as low a price as possible.

You can contact homeowners directly through the Mashvisor platform by email or call them on the phone. You will find homeowner data including email and phone number for properties in all US real estate markets:

Step #3: Market the property

Next, you should start searching for potential buyers. Focus on your network. Talk to members of real estate investment clubs.

Step #4: Finalize the deal

You need to talk to a few different interested buyers to get the best price when wholesaling real estate. Make sure that the sale price is significantly higher than the purchase price. The key to making money when you wholesale real estate properties is to negotiate good prices. After you’ve reached an agreement, it’s time to sign a contract with the buyer. At the end, you just have to help transfer the ownership from the seller to the buyer.

Wholesale Your First House | Step-By-Step 2020

In today's video we are going to talk about Wholesaling Real Estate and how to get your first Wholesale deal in 2020. I know there are quite a few guys on Youtube talking about Real Estate Investing and Wholesaling Real Estate and there are many many strategies to wholesaling in 2020. I wanted to keep this video very short and simple for the brand new real estate investor looking to get started so this is a 3 step process I am going to walk through with you today.

Way #1 - Talk to For Sale By Owners otherwise known as FSBO'S. This is a great way to get started and land your first wholesale deal because normally these are motivated sellers that for whatever reason don't like working with real estate agents and therefore they chose to list it for sale by owner. This is a great opportunity to let them know that you have a cash buyer or that you are a cash buyer and you are looking to close immediately on the property.

Way #2 - Employ A Local Real Estate Professional. This is always a great way to find wholesale deals. Especially if you are just starting out and trying to land your first wholesale deals. You have to remember most sellers when they decide to sell the first thing they think of is a real estate agent. You also have to remember that most real estate agents don't understand the world of real estate investing... So this is a perfect opportunity to become the expert and become the buyer. You can let your real estate agent know that you are looking to purchase a property all cash within a certain criteria and let them go to work FOR YOU. We still do a TON of deals to this day leveraging this method of marketing.

Way #3 - Target Landlords. This is a great way to find your first wholesale deal because many landlords are disgruntled and they do not want to deal with the property anymore. Most of the time the property is distressed and the landlord is old and they don't want to have to go through the hassle of fixing the property up and renovating the property in order to get top dollar for the property. This is a perfect way to reach out to a realistic number of landlords everyday and let them know you are interested in buying their property from them ALL CASH. And that you will not be charging real estate agent commissions and that you are willing to close in as little as 7 days.
