1) The legal notice should contain the name, description, and place of residence of all the Co-owners.

2) The legal notice should mention the date from when the Cause of action arose i.e. the date when Co-owner sold tried to sale the proportionate share of the undivided joint property.

3) The legal notice should mention all the facts and grievances in details with proper dates.

4) The legal notice should mention how the illegal act of the other Co-owners affected and infringed your right.

5) It should mention all the previous communications, if any made.

6) It should offer a reasonable time (usually 15 to 30 days to settle the matter through negotiation and by performing the desired action).

7) The notice is to be duly signed by the lawyer. A copy of the said notice is retained by the lawyer concerned.

Yds., or 23.15 Sq. Mtrs., out of total land admeasuring 1111 Sq. Yds. Or 928.79 Sq. Mtrs., being constructed on Plot No.0, In survey No.00, situated at Peeradiguda Village & Municipality Medipally Mandal, Medchal-Malkajgiri District 14-2-2018. As a consequences I have paid an amount of Rs.5,00,000/- (Rupees five Lakhs only) to you towards advance payment of sale consideration on 14-2-2018. That you have also acknowledged that you have received the advance amount of Rs.5,00,000/- in the Agreement on sale dt.14-2-2018. Further you have also agreed to receive the balance of sale consideration of Rs.21,00,000/- at the time of registration and you agreed to handed over the vacant possession of the above said property to me.

That you after receiving the advance amount of Rs.5,00,000/- you failed to respond my phone calls or messages on Whatsapp. Now when I enquired the bonafide of you, I came to know that your constructions are illegal and thus you violated the provisions of HMDA norms. That you have no permission to draw such illegal constructions and thus you have violated the provisions of HMDA Act 2008.

Therefore, you have violated both the Criminal and Civil Law as hereinafter mentioned.

That you have intentionally induced me fraudulently and dishonestly and deceived me to deliver my movable property (cash) quantified to Rs.5,00,000/- recoverable with 36% interest. As a consequence you cheated me by causing mental agony and physical hardship.

That you have dishonestly dispossessed and misappropriated my cash property willfully causing mental agony and physical heardship thus committing Criminal breach of Trust

That you have abetted and conspired criminally to commit criminal breach of trust and cheating. Therefore you are requested to return back my amount of Rs.5,00,000/- with 36% interest within 7 days from the receipt of this Notice or else I shall institute a Suit for recovery of money and damages.

You 2, 3 and 4 are requested to register the Crime and inform me if no response from me revoking this notice is received to you both within a period of 7 days. If you No.2, 3 and 4 fail to take Criminal Action against No.1 after 7 days from the receipt of this notice but not receiving “revocation notice” from me I shall also array you both No. 2, 3 and 4 in the forth coming Suit for Recovery of Money and Damages for failing to discharge your duty under law and for indirectly presumed to be aiding/abetting and colluding with No.1.

Kindly settle the matter at the earliest or get prepared to suffer Criminal and Civil action at your costs and consequences.

If you No.1 do not reply to this Notice, it shall be lead in evidence as acceptance of the above allegations and the Cost of this Legal notice is Rs.10,000/- (rupees Ten Thousand Only) which shall be recovered from you No.1 to 3 in Civil trial under Order XX-A of CPC.
