Hey guy’s, its Cody Sperber the Clever investor here with Austin Zaback and we wanted to clear the air a little bit and answer some of our social media family’s most pressing real estate investing questions.

Question #1: Im a brand new real estate investor, I don’t have a lot of money. What real estate strategy should I focus on?

Answer: Wholesaling is definitely where a new real estate investor should start especially is they don’t have any money. You can start wholesaling a house with little to no money down. The only thing that you might need is earnest money but in a lot of cases its only like $100 which isn't really much.

Question #2 What are some good strategies to build a buyers list in order to do some wholesale deals and get some cash coming in?

Answer: Networking is going to be crucial. Attend some of your local REI meetings to meet investors who have more money than time and are seeking out good deals. Bandit signs are also a great way to find local investors and they’re super cheap. They can bring you cash buyers and also help you make connections with other wholesalers in the area. Using other wholesalers to help you find a cash buyer is called co-wholesaling and it can be very effective.

Question #3: How can I lose money on a deal?

Answer: Losing your earnest deposit is probably the most common way to lose money on a wholesale deal. Really it only happens if you’re being ignorant throughout the process and not paying attention to inspection dates and things like that. Rehabbing is where you have a higher potential to take a loss on a deal. Some cases include paying too much for a property, spending more than your budget or even a sudden market shift.

Question #4: How can I start raising money in order to fund my deals? I heard that you should use other peoples money to do real estate deals.

Answer: Focus on wholesaling first so the you don’t have to go out and raise private money. Once you feel like you’re ready to start rehabbing and doing bigger deals then reach out to another investor to raise funds. Once you have a proven track record and you know what you’re doing then investors will be more likely to help fund your deals.

Question #5: Do I need a real estate license?

Answer: Absolutely not. It can help having direct access to the MLS but it isn’t necessary. If you’re just starting out we recommend that you find an investor friendly real estate agent that can help you find listing on the MLS. Once you are more experienced and have some deals under your belt you can start looking into maybe getting your license.

Question #6: What is the best advice you would give to a brand new investor?

Answer: Have a ready, aim, fire. mentality. There’s a lot of people that overstudy and don’t actually take action. Next is to find a great mentor. Finding a good mentor will allow you to bypass a lot of mistakes that new investors often make. They can guide you through the journey to success much faster than you can by yourself.

I can’t run a business without a system.

You’ve got to have a system in place that helps you to prequalify the prospects that call you through a process that ensures they are truly motivated if you want to put houses under contract for wholesaling often and effortlessly. You are in a sorting game.

We are not in a game where you tell everybody that you can save their home from foreclosure or that you can buy the home no matter what. There is no question that you can help a truly motivated seller. That’s just the reality; but only if they are truly motivated.

When you believe that from the “get go” as a master marketer and prospector, it is easier to know that NOT everybody that comes your way will become a piece of real estate under contract for wholesaling. So if you don’t have a system that help you expose your business somehow to 3-5 prospects daily, you will never build a business.

I said “daily” for a particular reason. If you expose your opportunity to 3 people today and wait a whole whopping week to expose to another 3, your chances of success will be dramatically reduced.

You will get tired with that level of momentum. It’s mediocrity. “Hope deferred makes the heart sick, but a dream fulfilled is a tree of life. Proverb 13:12”

Think about it this way too. If you go to the gym today and you don’t go for the next 5 days, you are not going to get the kind of results that you are looking for. You will eventually quit also; at least until it’s time for another new year resolution… lol; SAD.

As you market in your real estate wholesaling business, you want excitement in the process. If you lack momentum, you will quit. If your results has no momentum when you are starting off, that’s okay and here is why.

That’s the part of your real estate wholesaling business you cannot control. In your business, you have the input and you have the output. The result is your output.
